Buying a home comes with a lot of terms, and it can be a lot to keep track of. Earnest money deposit is an important one to understand, and you might hear it referred to in a few different ways. Some people call it earnest money, while others say earnest deposit. Whatever the name, it’s an important step in the buyer’s offer process. So, let’s break down what it means and why it matters.

What It Is

An earnest money deposit is a good faith payment that a buyer makes when submitting an offer on a home. It shows the seller that you’re serious about purchasing and willing to put some money on the line to back it up.

How Much It Usually Is

The amount can vary, but it’s typically 1–3% of the purchase price. So, on a $300,000 home, an earnest money deposit might be anywhere from $3,000 to $9,000.

Where It Goes

Your earnest money doesn’t go straight to the seller; it’s held in escrow, which is a neutral third-party account. Once you make it to closing, that money is applied toward your down payment or closing costs, so it’s not an extra fee you’re losing.

When You Can Get It Back

If your offer includes contingencies - like inspection, appraisal, or financing - and one of those falls through, you can typically get your earnest money back.

However, if you back out of the deal for a reason not covered by a contingency, the seller may be entitled to keep it since their home was off the market during that time.

Why It Matters

Your earnest money deposit can strengthen your offer, especially in a competitive market. It signals commitment and confidence to the seller, something that can make your offer stand out from the rest.
